Real Estate Investments in 2024: Insights from Our Industry Peers

On February 27, 2024, Bel Air Investment Advisors continued its webinar series with a focus on the current state of the real estate market. “Real Estate Challenges and Opportunities in 2024” featured a panel of seasoned real estate fund managers who gathered to share their insights on this evolving landscape. The discussion, moderated by Allen Kim, Director, Investment Strategy Group at Bel Air, featured the following wealth management professionals:

  • Cary Mack, Managing Partner, Southwest Value Partners
  • Jay Rollins, Founder, JCR Capital and EVP, Walker & Dunlop Investment Partners
  • Robert Morse, Executive Chairman, Bridge Investment Group.

Understanding the Current Market: A Distressed Landscape

The panel opened with a candid acknowledgment of the challenges faced in 2023, including monetary tightening, higher rates, and negative appreciation. Each panelist shared their firm’s strategies for navigating these troubled waters. Mack highlighted the importance of never losing capital and pursuing opportunistic value-add strategies. Rollins emphasized the potential in distressed capital stacks and property owners, while Morse recognized that a long-term view and careful sector selection is a path to weathering valuation downturns.

Physical Real Estate Performance: Occupancy and Demand

Morse provided insights into the physical health of real estate sectors like multifamily and industrial. He stressed the importance of operational excellence in maintaining occupancy and generating revenue. Despite economic pressures, well-operated properties continue to perform robustly. Conversely, Rollins pointed out that the post-pandemic governmental policies and societal changes have introduced new hurdles. He highlighted the difficulties in rent collection and tenant evictions and stressed that inflation has severely impacted the cohort of middle- to lower-income individuals, making rent increases difficult to implement.

Office Investments: Not All Doom and Gloom

Addressing a question on the viability of office investments, Mack conveyed a cautiously optimistic stance. He pointed out that not all office investments are ill-fated, especially those acquired in the current market under unique, distressed circumstances. He noted the potential for high-quality office spaces in favorable markets when acquired at a significant discount.

Industrial Real Estate: Beyond Amazon

In response to concerns about Amazon’s halted expansion in logistics facilities, Morse explained that opportunities in the industrial sector go beyond catering to a single giant. The focus should be on assets fitting within the logistics infrastructure, like outdoor industrial storage, which he likened to the investment potential of gas stations in the 1960s.

Generational Housing Demand: A Surge on the Horizon

Rollins addressed a query about the impact of Generation Z’s population on housing demand. He affirmed the long-term upward trajectory for housing, exacerbated by the current halting of construction and the impending wealth transfer from baby boomers to millennials.

2024 Outlook: A Time to Invest

As the webinar concluded, panelists agreed that 2024 presents a prime investment window, with expected easing monetary policies and moderating interest rates creating an environment ripe for opportunistic real estate acquisitions. The “debt maturity wall” was identified as a catalyst for a wealth of investment opportunities.
